Do I need a chimney inspection if I never use my fireplace?

Yes, even an unused chimney can develop serious problems over time. Many homeowners assume that if they don't light fires, their chimney doesn't need attention. How often should my chimney be inspected?

What's the difference between Level 1, Level 2, and Level 3 inspections?

There are three levels of chimney inspection, each with a specific purpose and scope.

  • Level 1 consists of a basic visual inspection of readily accessible areas including the flue opening, damper, hearth, and visible exterior. These are appropriate when no changes have been made to the system and it's being used under normal conditions.
  • Level 2 is a more thorough inspection that includes everything in level 1, plus a camera-assisted look at the entire interior flue, accessible portions of the chimney exterior, and connected components. Level 2 inspections are required for real estate transactions, after chimney fires or weather damage, and whenever the fuel type or appliance type changes.
  • Level 3, the most invasive inspection, involves the removal of components or surrounding masonry/drywall to access hidden areas. These are reserved for cases where level 1 or level 2 inspection reveals a serious hazard that can't be fully evaluated without digging deeper.

Do I need a Level 2 inspection when buying or selling a home?

Yes, a Level 2 chimney inspection is the industry standard for any real estate transaction involving a home with a fireplace, wood stove, or vented appliance. Most home inspectors don't perform a detailed chimney evaluation as part of the general home inspection, which is why a dedicated level 2 inspection by a chimney professional is so important. 

Level 2 inspections:

  • verify the chimney is structurally sound and ready to use safely
  • document the condition of the flue liner, crown, cap, and flashing with photos
  • identify any repairs or service needed before closing
  • protect buyers from inheriting hidden problems and costly surprises
